after being on the market for 5 months, and having 2 MAJOR price reductions, we received 2 matching low-ball offers. We asked both for a Best and Final, and one came back $2K more, plus it was a cleaner contract (less contingencies). After the buyer paid for a home inspection on our home, which allowed us to put an offer on a home we liked, we got a call from our agent last night saying the buyer was backing out, with the justification of, "buyers remorse and the house was to big!"
Let's review:
- This woman is an idiot!
- She has screwed the other couple who put an offer on our home
- It screws us for obvious reasons
- It screws up the purchase of a new home for us...

Don't you get to keep the earnest money? Did they put $1000 down (or something like that) for the right to make a serious offer?
No...She backed out as part of the Home Inspection...this is standard as part of the contract. She did not DEFAULT on the contract, at which point she would have lost the $15K Earnest Money Deposit (EMD).
